Terrace garden cost in Delhi NCR: starting prices and a cost breakdown

A terrace is a balcony times eight. Here is where the money goes, what to check before spending any of it, and the two mistakes that cost the most.

Key takeaways

  • Terraces start at ₹1,50,000 and rooftops at ₹1,00,000. Area, flooring, shade, seating and planting determine the final quote.
  • Check the waterproofing and spread the weight before spending anything; both are cheaper than a stained ceiling.
  • Shade and drip irrigation are the two lines not to cut: without them a terrace is unusable from April to September.
  • Build between October and February; a May install spends the summer surviving instead of growing.

A terrace garden is the project people put off for years because nobody will tell them a number. The number depends on three things: how big the terrace is, whether it needs shade, and whether the floor can take what you want to put on it. We design and install terraces across Gurugram, so this is the itemised version.

The short answer

SpaceStarting priceWhat determines the final quote
TerraceFrom ₹1,50,000Area, pergola or shade sail, deck flooring, lounge seating, plants, planters and lighting
RooftopFrom ₹1,00,000Area, existing shade, access, green cover, seating, irrigation and lighting

Terraces at Good Theory start at ₹1,50,000 including design, plants, planters and installation, and most take two to three days. Rooftops start at ₹1,00,000. The final quote depends on your space and selected finishes. As with balconies, the site visit, the preview and the quote cost nothing.

Two checks before you spend a rupee

1. Waterproofing

Every terrace in NCR leaks eventually, and a garden hides the evidence until the ceiling below stains. Before anything heavy goes down we look at the slab, the drains and the last waterproofing, and if it is older than about eight years or already patched, we say so. Fixing it costs ₹60–120 per sq ft and is not in our numbers; it is also the best money you will spend on the terrace.

2. Weight

A wet 24-inch planter weighs 60–80 kg. Fifteen of them along a parapet is a tonne. Residential slabs are designed for far more than that spread evenly, but not for a lawn in a foot of soil, and not for a concrete water feature. We spread load along the walls, use fibre planters with a light mix, raise them on feet so the slab breathes, and for anything like a lawn or a pond we ask for a structural opinion first.

Where the money goes

  1. Flooring. Deck tiles across a 400 sq ft terrace are ₹25,000–40,000 on their own. The alternative is a deck zone around the seating and planted gravel or the existing floor elsewhere, which halves it.
  2. Shade. A pergola with two or three climbers is ₹20,000–45,000 depending on size and material. Without shade a terrace is unusable from 11 am to 5 pm, April to September, so this is the line to keep.
  3. Planters and plants. Tall parapet planters are the second biggest line. Plants themselves are ₹150–1,500 each; a potted tree is ₹2,000–6,000.
  4. Drip irrigation. ₹6,000–15,000 for a terrace, on a battery timer from the terrace tap. A terrace cannot be hand-watered through a Gurugram May, so this is not optional above the first budget.
  5. Lighting. Outdoor-rated warm lights, ₹5,000–15,000. On a terrace it is the difference between a garden and an evening room.

The two expensive mistakes

  • A lawn. Grass on a terrace needs soil depth, daily water, and a slab that can take both. It browns by June, drinks more than the rest of the garden combined and is the first thing people rip out. Deck tiles with planted edges look greener in a photo and cost less to keep.
  • Installing in May. Plants set out in 44°C heat spend the summer surviving instead of growing. October to February is the season to build a terrace in NCR; a summer install needs shade cloth and daily water for six weeks, and we tell you that before you book.

Have a terrace and a number in mind? A designer visits free, checks the slab and the drains, and gives you one itemised quote.

What it costs to keep

A terrace garden needs a visit a month in winter and two in summer. Good Theory Care starts at ₹999 a month for a balcony and is priced by area for a terrace after a free check-up; it covers pruning, feeding, pest control, drip checks, seasonal replanting and free replacements. The alternative is a mali, which in Gurugram is ₹2,500–5,000 a month for daily watering and not much else.
